Five bedrooms and two bathrooms, with a kitchen that runs the full width of the back of the house. One bedroom and a shower room are on the ground floor.
The size
Illustration only, drawn to scale, to show the size difference between 15 Kingshill Avenue and the street average. It is not a plan of the house or the plot. There is also a detached store at the end of the garden — 121 sq ft, 18ft by 6ft 9in — which is deliberately not counted in the figure above.
The house
The back of the house is where the work went. The kitchen and dining room run the full width of it under a vaulted ceiling with roof lights, so it holds the light at both ends of the day, and the doors slide back onto the patio. Eight people sit down without anyone moving the furniture.
The living room has been left as its own room rather than swallowed into that — oak floors, a log burner, built-in shelving in the alcoves. It means there is somewhere quiet as well as somewhere sociable, which is rarer than it sounds once a house this size has been opened up.
The ground floor also carries a bedroom and a shower room. It is in use as a study and for most families that is what it stays. But it is already there, already plumbed, for the year a relative moves in or the stairs stop being straightforward.
Upstairs are four more bedrooms, most with fitted wardrobes, and a bathroom with both a freestanding bath and a separate corner shower.
Outside, the garden is finished rather than started: a wide stone patio off the kitchen, a level lawn, a pergola along the far wall and the store at the end. Off-street parking runs the full width of the front.
The plan
Most of the extra floor area is downstairs. The ground floor carries the reception room, the full-width kitchen and dining room, a bedroom and a shower room; four further bedrooms and the bathroom are above.
Gross internal area 151.25 sq m / 1,628 sq ft. Detached store a further 11.27 sq m / 121 sq ft. Whilst every attempt has been made to ensure accuracy, measurements of doors, windows, rooms and any other items are approximate and no responsibility is taken for any error, omission or mis-statement. This plan is for illustrative purposes only.

Viewings
Viewings are shown by the family rather than an agent, so you can ask the questions you actually want answered — about the neighbours, the boiler, what the road is like on a weekday morning.
The family are moving, not testing the market. So that everyone’s Saturday is well spent, viewings are prioritised for buyers who are in a position to go ahead:
The owners are only taking viewings from buyers in a position to proceed.
